Average price increased by 12.3% going from $576,975 in the first half of 2023 to $647,827 in the first half of 2024. These metrics include single families, condos, and multi-families. The categorical breakdowns are listed in the infographic to the right.
- The number of homes listed in the first half of 2024 compared to the first half of 2023 increased by 26.3%, moving from 160 to 202.
- The number of pending sales increased by 4.7% with 178 in the first half of 2024 compared to 170 in the first half of 2023.
2024 Salem, NH Housing Market Outlook
The first half of the year is traditionally a seller’s market with limited housing supply and strong buyer competition. These factors combined often result in multiple offers and escalating prices. As the year progresses, more buyers find homes or renew leases, while a growing number of homeowners list their properties, especially those undergoing lifestyle changes. Consequently, the latter part of the year tends to favor buyers with increased inventory and reduced competition. Sellers may need to adjust their pricing strategies to attract motivated buyers in this shifting market. Given the ever-evolving mortgage rate environment and continued rise in home values, buyers must stay informed and prepared to seize opportunities, especially if interest rates unexpectedly decline.
